Frequently Asked
Everything you need to know about this tool.
How often are the state law summaries updated?
Leasova reviews and updates state law summaries quarterly and following any significant legislative changes. The information reflects laws as understood as of early 2026. Always verify current law with a licensed attorney in your state before taking legal action, as laws change and local ordinances may differ from state law.
Does state law apply if my city has its own rent control ordinance?
State law sets the floor — local ordinances can provide additional protections but generally cannot provide less protection than state law. Cities like Newark, Jersey City, New York City, San Francisco, Los Angeles, and many others have rent control ordinances that are stricter than state law. Always check your local municipality's rules in addition to state law.
I'm a tenant in a state not listed — can Leasova still help?
Yes — use the AI Assistant tool which provides general guidance drawing on landlord-tenant law principles from across all states. While state-specific document generators are currently available for NJ, NY, PA, CA, and FL, the AI assistant can answer questions about landlord-tenant law in any state. Additional state generators are on our roadmap.
What's the difference between state law and local ordinance?
State law applies uniformly across the entire state and is set by the state legislature. Local ordinances are rules passed by a city or county government and only apply within that jurisdiction. In landlord-tenant law, local ordinances most commonly address rent control, just cause eviction, and habitability standards — and often provide stronger tenant protections than state law.
