Common Questions
Frequently Asked
Everything you need to know about this tool.
What does the AI-generated lease include?βΎ
Your generated lease includes all state-required provisions: landlord and tenant identification, property address, rent amount and due date, security deposit terms, lease duration, maintenance responsibilities, utilities assignment, pet and smoking policy, entry notice requirements, and a termination clause. State-specific addendums β such as New Jersey's Truth in Renting Act acknowledgment, New York's HSTPA disclosures, Pennsylvania's habitability clause, and California's AB 1482 and Megan's Law disclosures β are automatically included.
Is the lease effective when signed?βΎ
A lease agreement is effective when both parties sign it. The Leasova-generated lease is drafted to be state-compliant and includes all standard provisions required by your state's landlord-tenant law. However, it is AI-generated and not attorney-reviewed. We strongly recommend having a licensed attorney in your state review the document before signing, especially for high-value properties or complex tenancies.
Can I use this lease for commercial properties?βΎ
No β Leasova generates residential lease agreements only. Commercial leases are governed by entirely different laws and involve significantly more complex provisions. For commercial leases, you should work directly with a real estate attorney.
What if my tenant wants to make changes to the lease?βΎ
Any changes to the lease should be made before signing and agreed to by both parties. You can use the generated document as a starting point and make modifications in your word processor before printing. Any substantive changes β particularly around rent, security deposit, or termination β should be reviewed by an attorney before the lease is signed.
How do I handle a month-to-month tenancy vs. a fixed-term lease?βΎ
The lease generator supports both fixed-term leases (e.g., 12 months) and month-to-month arrangements. Select your preferred lease type during the form β the generated document will reflect the correct termination notice requirements for your state and lease type. Month-to-month tenancies typically require 30 days' written notice to terminate in most states, though some states and lease types require more.
Does the lease need to be notarized?βΎ
In most states β including New Jersey, New York, Pennsylvania, and California β residential leases do not require notarization to be enforceable when properly signed. Both parties simply need to sign and date the document. However, if a lease exceeds three years in New Jersey or New York, notarization or recording may be required. When in doubt, consult a local real estate attorney.
